Choosing a property content agency
Compare Studio + Commerce, TERAMOK, Live Stay Creative, and Social Kapture for your next production or social program.
Start with the work you need
This guide is published by Studio + Commerce, one of the agencies compared. It is a comparison of documented offers, not an independent ranking or a claim that we have tested the other agencies.
A production shoot, an ongoing social program, and a full launch campaign solve different problems. Start with the work your team needs to hand off, then compare proposals for the same deliverables.
- A property library with organic social support. Shortlist Studio + Commerce for coordinated photo, film, resident content, and Done For You or Done With You social support.
- A defined lifestyle shoot. Shortlist Live Stay Creative when your team needs photo or video assets and can manage distribution.
- A wider development launch. Shortlist TERAMOK when brand, website, production, search, and campaign management need one lead agency.
- Ongoing multifamily social operations. Shortlist Social Kapture when managed channels, reporting, and recurring local content are the priority.
For student housing, ask every agency for relevant work and an academic-year plan. General apartment experience alone does not establish student-housing expertise.
Compare the scope, then the price

| Decision criterion | Studio + Commerce | TERAMOK | Live Stay Creative | Social Kapture |
|---|---|---|---|---|
| Primary fit | Property content production and organic social support | Integrated development and lease-up launches | Project-based apartment and hotel lifestyle shoots | Ongoing multifamily social and digital marketing |
| Production scope | Photography, film, resident content, and launch edits scoped as one campaign | Film and photography; CGI and launch services also available | Half-day or full-day photo/video packages with a model | Exclusive Package describes quarterly on-site and neighborhood photo/video shoots |
| Social support | Done For You or Done With You; three-month minimum | Standalone social management; production priced separately | Social clips and reels; ongoing account management not verified | Managed social, dashboard, and package-specific content and engagement |
| Published price basis | Multifamily production from $40,000*; social programs from $1,000/month | US launch retainer $8,000 to $25,000/month; film $15,000 to $50,000/production; social from $3,500/month | Photo from $3,500 half-day or $6,500 full-day; video from $4,500 half-day or $8,000 full-day | No public rate verified in the sources reviewed; request a written quote |
| Key scope check | A scoped season is not an automatic year of content; paid media buying is outside this social program | Media, travel outside home markets, and third-party production expenses are additional | Extra models, locations, shot-list creation, travel, and rush delivery affect the quote | Confirm shoot coverage, platform and posting limits, contract term, and advertising costs |
*Studio + Commerce production pricing: talent usage by channel, cast size, and casting needs can increase scope. Dollar figures are reproduced as published. TERAMOK explicitly specifies USD for US engagements; confirm invoice currency with the other agencies. Prices, inclusions, and separate costs are explained below.
Where each agency fits
Studio + Commerce
A production-led fit for multifamily and student-housing teams that need a coordinated content library and organic social support. Social Launch Assets combines photography, film, resident content, and campaign edits. Social programs offer managed channels or hands-on support for your team, with a three-month minimum in our current service scope.
Multifamily production starts at $40,000*. Talent usage by channel, cast size, and casting needs can increase scope. Social programs start at $1,000 per month with a three-month minimum. A season's production does not automatically cover a year. Paid media buying is outside this social program, so it is not a substitute for an integrated advertising and website agency.
TERAMOK
A broader lead-agency option for developments that need brand, website, production, and campaign execution together. Its rate card describes launch programs, in-house films, CGI, and standalone social management. That scope can reduce the number of separate vendors a developer coordinates.
US launch retainers are $8,000 to $25,000 per month; films are $15,000 to $50,000 per production. Social starts at $3,500 per month with production separate. Media spend, out-of-market travel, talent, and location costs need separate allowance. Typical launch timelines are six to twelve months, with published 30/60/90-day decision points. A full launch program may be unnecessary when you only need a shoot.
Live Stay Creative
A focused option for apartment or boutique-hotel teams that need lifestyle photography and video while keeping distribution in-house. Its portfolio and packages show property, amenity, and neighborhood content. The published packages make shoot length, locations, model count, and outputs comparatively easy to scope.
Photography starts at $3,500 for up to five hours or $6,500 for up to ten hours; video starts at $4,500 or $8,000 respectively. Base packages list one model. Extra locations, talent, travel, shot-list creation, and rush delivery can change the quote. The combined photo/video package has no verified numeric price. Ongoing account management is not established by the pages reviewed.
Social Kapture
A multifamily social-management option for teams that want ongoing content, channel support, and reporting. Its Exclusive Package description includes quarterly on-site and neighborhood shoots, custom content, community engagement hours, and dashboard access. Its main site also lists paid social and Google Ads services.
No numeric rate or minimum contract term was verified in the reviewed official sources. Ask whether the Exclusive Package is available in your market, how many assets and posts it covers, and what advertising costs are additional. Its production offering means it should not be dismissed as scheduling alone; equally, quarterly local shoots are not automatically comparable to a larger brand production.
Before you switch providers
Use one brief for every proposal. Name the properties, audience, deadline, shoot days, final asset formats, channels, and who will approve and publish. Otherwise, a lower price may simply buy a smaller scope.
Before changing providers, get written answers to these questions:
- What can move with us? Inventory final files, raw footage, talent releases, music licenses, and account ownership. Check whether your current agreement allows reuse, re-editing, and paid promotion.
- Who keeps the accounts? Keep control of social profiles, website analytics, domains, and advertising accounts. Document access and remove former-provider access after handover.
- What is the full cost? Separate production, monthly management, advertising budgets, travel, talent, revisions, and extra formats. Compare the same campaign length.
- What happens between providers? Agree the last posting date, approval responsibilities, scheduled content, and launch coverage so the channel does not go quiet.
- What will count as success? Agree the reporting definitions. Views, clicks, inquiries, tours, and signed leases are different measures; do not compare them as though they are equivalent.
TERAMOK publishes client ownership of deliverables and accounts. Live Stay Creative describes commercial usage rights in its process. Those statements do not prove your existing provider will transfer files or accounts. No automatic cross-agency migration service was verified for the agencies in this guide.
If your team will keep production and posting in-house, compare these proposals with your own capacity before hiring. For examples of our output, see our work. For student-housing briefs, use our marketing ideas guide to define the content your season needs.
Sources and research limits
Research checked October 6, 2026. We compared official service pages, portfolios, and published pricing, and looked for independent customer feedback. We did not hire or test these agencies. Accessible independent feedback was insufficient for a fair performance ranking or verified claims about why customers leave, so neither appears here. Testimonials on agency websites are not treated as independent reviews.
Dollar figures are reproduced as published, not normalized into equivalent packages. TERAMOK explicitly specifies USD for US engagements. Confirm invoice currency with the other agencies. Live Stay Creative's combined package price and Social Kapture's rates and minimum term remain unverified. Vendor quotes may change.
